Fire safety in flats
Please ensure all personal items and waste are stored inside your home and not left in communal areas where they may obstruct an escape route, add to the fire loading in the building and prevent the fire & rescue service from gaining access in an emergency.
Items left in communal areas are a danger to you and your neighbours and in breach of tenancy agreements and we take a ‘zero tolerance’ approach to this without exception.
We will remove items from these areas and reserve the right to charge for any removal/storage/disposal costs incurred. We also reserve the right to cut any chain/security device to enable us to remove the item and accept no liability for any damage caused to any items removed.

As your landlord Trent & Dove has responsibilities for the building fabric and communal areas of the buildings in which you live.
We will make sure that the structure of buildings and communal areas within them meet the fire safety requirements.
Your front door:
- Individual flat entrance doors provide protection from fire so no alterations should be made to these without written consent. Where there is a self-closing device fitted, this must not be tampered with or removed. If it is not working correctly, please report to us straight away so we can repair it.
Smokefree Laws:
- It is an offence to smoke in an enclosed public space
- Trent & Dove has a no smoking policy in all communal areas and this must be adhered to.
Fire risk assessment
The Regulatory Reform (Fire Safety) Order 2005 requires Trent & Dove to carry out fire risk assessments in all communal areas (sheltered schemes and blocks of flats).
The purpose of this is to identify and put in place all measures to reduce the risk of a fire starting, quickly spreading or producing lots of smoke that will put lives in danger.
